My second listing – Lake Jordan

My second listing was a lake house on Lake Jordan in Wetumpka, AL!  My client used it as a short-term rental via VRBO and Airbnb for the past two years, but they were wanting to travel more and have less to maintain.  Once they decided to sell, they invited me to visit the property and tell them my thoughts on the value of the property.

It’s important for your agent to physically view your property.  It helps them see things that can’t be seen from pictures, ask questions, see the surrounding properties, etc.  If your agent doesn’t offer to come view your property before listing it, I would request it.  It can make a big difference in how they value your property.

Once I saw the property, listened to the owners, and looked at the neighboring properties, I was able to determine the best market value at that time.  We agreed on the list price and I went to work.  I hired a professional photographer to get the best images possible, went through details to best list the property and answer buyer questions, and off to the market it went!

It was under contract for above asking price in 9 days!  I helped my client through the offer, negotiations, inspection, etc.  My client received a great offer, the buyers received a home to make family memories in, and everyone was happy on closing day!
